M&S Mechanical is a consulting engineering firm providing mechanical, electrical, plumbing and fire-protection design, coordination and code-compliance services across the United States. We serve architects, developers, owners and contractors who need a responsive, licensed partner — one who understands buildability as well as code.
Our lead engineers hold professional engineering (P.E.) licenses in New Jersey, New York and Florida, and we offer site visits across Texas, Florida, New Jersey and New York. That multi-state reach lets us support clients on projects in many jurisdictions while respecting local codes.

Our founder
Santiago Montoya, P.E.
Born in Colombia, Santiago Montoya, P.E., built his career the hard way—climbing through the construction consulting industry while running his own shop drawings and BIM coordination company. That environment shaped him: demanding, fast-moving, and unforgiving of shortcuts. It raised him into the professional he is today.
As the founder and owner of MS Mechanical LLC, Santiago brings over a decade of experience designing HVAC and plumbing systems for commercial and industrial projects. But what sets him apart is range. Having worked more than 1,000 jobs across both shop drawings and design, he understands mechanical systems from every angle—not just behind a computer, but in the field where the work actually gets built.
That dual perspective is what he brings to every project: designs that are technically precise on paper and practical in the real world. Santiago pairs engineering rigor with hands-on, field-tested judgment—and delivers work he’s proud to put his stamp on.
