Eight gates from concept to closeout.

Each phase has defined deliverables and a quality-control checkpoint, so you always know what you are getting and the AHJ always gets a compliant set.

Concept & programming

We confirm scope, building type, governing codes and the authorities having jurisdiction, then establish the engineering basis of design.

Schematic design

Systems concepts, equipment basis and major routing take shape, coordinated with the architect and structural engineer.

Design development

Loads, sizing and layouts are fixed. We field-verify existing conditions — often with 3D scanning — on retrofit work.

BIM coordination

Mechanical, electrical, plumbing and fire protection are merged in Navisworks; clashes are resolved in the model, not the field.

Construction documents

Signed, sealed and coordinated drawings and specifications are produced for permitting and construction.

Permitting & AHJ

We document code compliance and support the submission, responding to plan-review comments.

Construction administration

We review submittals, answer RFIs and observe the work to keep the build true to the design intent.

QA/QC & closeout

Internal peer review runs throughout; we support commissioning and as-built documentation at closeout.
